Stamp Duty is payable on any sale, exchange or gift
- Form 15-Application for transfer of Title to land
Form 16- memorandum of Transfer on sale
Form 17- Memorandum of Transfer on sale of a portion of land Form 19- Affidavit of Buyer of land, etc - Affidavit of true value of land
- Final Approval if a private Entry (not a government Plan) is shown in the Schedule
- Schedule to reflect Entry/Plan, Lot/Block # and size
- Copy of original TCT
- Original or certified corporate documents, where applicable (Certificate of Incorporation or Good Standing, and List of Directors)
- Updated tax statement showing a zero balance
- Complete and attach a Submission Form.
- If application is made by a company, the normal requirements: signatures of 2 Directors, seal/stamp and updated company documents (Certificate of Incorporation, Certificate of Good Standing and List of Permanent Officers)
- Original or certified copy of corporate documents where transferor is a company — current original or certified copy of Certificate of Incorporation (for companies not in existence for one complete year), Certificate of Good Standing and official List of Permanent Officers
- Original or certified copy of corporate documents where transferee is a company — current original or certified copy of Certificate of Incorporation (for companies not in existence for one complete year), Certificate of Good Standing, official List of Permanent Officers/Letter of Incumbency, official List of Shareholders and official List of Shares held
- Company seal/stamp
- Exchange Control Regulation Permission (non-resident to resident; resident to non-resident, resident to resident subject to foreign passport/foreign currency)
Even if these requirements are completed your documents may still be returned, as each is unique, and it is not possible to address all scenarios in this checklist. The Land Registry is able to provide you with generic advice regarding the submission of documents either by visiting our counter at the Land Registry in Belmopan, weekdays between 8:00am and 5:00pm, or by calling 828-5075 or 828-5078. You are encouraged to contact us in advance of your submission, to avoid any subsequent delays.
